We need an NIE number, Help Please!!!

An NIE is a Spanish ID number given by the Spanish authorities to any non-Spanish national who has an economic interest in Spain eg. owns a Spanish property, bank account etc.
If you are considering purchasing a property in Spain we would always advise to apply and obtain your NIE number in advance so that this is ready for completion.
It is also important to mention that the NIE is not required for the first stage of the purchase- the private contract of sale- although it will be required to complete the purchase.
However, there is no need to panic! Although we would advise to apply for your NIE in advance, the Spanish property purchase could still go ahead without an NIE on the basis that this is obtained post-completion.
The Notario, Spanish official who conveys the property, will inform the parties involved in the transaction of the need to apply for an NIE number and whilst the purchase could go ahead and the deed of sale be signed by the parties, it is fundamental to note that the Spanish tax due on the purchase and payable within 30 days of the signature of the deed of sale could not be paid without having first obtained an NIE number.

It is therefore advisable to obtain the NIE prior to organising the completion of the purchase and signature of the deed of sale in order to avoid any potential delays obtaining this and any subsequent late tax payment penalties.
How can we obtain an NIE?
There are various options available and we will be delighted to guide you through them.
You could:

  • Apply in person at a local Spanish police station.

  •  Apply at the Spanish Consulates in London or Edinburgh.
    Our Spanish lawyer can also assist you organising an appointment and/or completing the necessary forms that are required.
  •  Apply in Spain by power of attorney
    Our Spanish lawyer can assist you organising a power of attorney to be signed before a UK Notary so that an attorney in Spain can obtain the NIE number on your behalf. We must say that this is the most popular option for clients as it is indeed the most convenient way of obtaining an NIE number.
